Sao Bras Retirement Village Investment Opportunity

A very interesting proposition has come about and which could be fully supported by the local government offices.

  • Sao Bras Retirement Village Investment Opportunity

Here is a great opportunity to construct a purpose built retirement village within an already established village which has fallen into disarray due to the village now becoming a town and new construction built on the other side of the main thoroughfare. In an exclusive location in the historic village enjoying a privileged view from the mountains to the sea, is a plot of land we are promoting for the main central service building which will be then surrounded by existing units commendered for more independent residents.

A piece of land is available at the main square of the village which has permission to build a purpose built accommodation unit with up to 110 beds (55 rooms) and a maximum of 4.100m2 of constructed area.

This central building will be the basis of the activity. In it will be the zones of care, entertainment, restaurants and bars, spa, swimming pools, assisted housing, management, covered parking, gardens and common services, enjoying a privileged view from the mountains to the sea.

The land lies on the edge of the historic part of Sao Bras de Alportel. The buildings here are all very unique and represent the most attractive part of the town. Over the years a new town has developed alongside it (offering everything that could be needed) and many of the buildings in the historic area have been left abandoned. There is even a palace here that is now used as a Seniors University. There are indoor pools, outdoor lidos, cafes, bars, restaurants, library, church, theatre/cinema, occupational associations and more. Close to beaches and with distant sea views, airport just 16kms and championship golf courses close by, the area is an over 55's persons dream.

The plot has a total land area of 6.100m2 right in the heart of the Historic Center of São Brás de Alportel and integrates the "Historical Architecture Plan" of the village. This plan has been promoted and approved by the local Town Hall in the Municipal Assembly, being published in the Republic Journal upon ratification by the Ministers Council. The aim of such a plan was to reclassify, develop and promote the noblest part of the village. The planned interventions in the public domain have already been completed.

The North side of the plot faces the village’s main square where the Town Hall and the church are located, the East side faces the ancient Roman road Calçadinha, and the South side has a clear and opened view over the countryside onto the Atlantic Ocean. Within the estate there is a natural spring that flows abundantly throughout the year.

The Sao Bras Retirement Village will be made up two fundamental and complementary elements:

1. 6,100 sq metre plot at the main square of the village with permission to build an accommodation unit with up to 110 beds (55 rooms) and a maximum of 4,100 sq metre of constructed area. This central building will be the basis of the associated activities and amenities.

2. More than 60 independent urban buildings and lots to be refurbished and converted to adapted housing around the central building. In some of these units, several clusters of autonomous apartments will be built according to the area of each lot and the best integration within the local architecture. These buildings are in the main within close proximity to the available land and these properties could be developed into further units based in the community for less dependent residents - with the core site being used for amenities and more dependent resident units. This would create a true village feel with residents not being sectioned off but maintaining a connection with the local community.

More than a great business opportunity and flagship development, this project could really transform this forgotten gem of a village. Not only that, but it will provide work for local people as well as offer a home to those who wish to remain or indeed live in the Algarve. Bringing this vision to fruition has the full support of the local authorities as well as the full back up support of a local team.

Many ex pats from the UK and other European countries have made the Algarve their home over many years and in retirement many are forced to return to their home country for care and support. Therefore there is a growing need for private retirement villages. Add to the mix the huge grants and incentives on offer, it really is an area to be considered seriously.

The completed project is estimated to be worth in access of 10,000,000€ with the costs of putting the project together estimated at 5,000,000€ which may be offset with 65% of available grants, and the local town hall is willing to go all out to assist anyone who can see the benefit of such a project.
