El Campanario Health Resort is a new and unique hotel style concept in Costa del Sol, designed exclusively for over 55's, merging health, leisure and well being, where beauty services, relaxation and medical care are key when providing its healthcare breaks.

It offers healthcare support as well as a wide range of medical, rehabilitation, beauty and well being services and a comprehensive anti-aging, physiotherapy or sports programme. The "unique services" include facilities such as medical and physical therapy centre, Spa, gym, indoor and outdoor pools, theatre, restaurant and coffee shop, supermarket, kiosk, hairdressers, parking, shopping home delivery service etc.

In the centre of the Residential Resort "El Campanario del Paraíso" is situated this magnificent Complex which is undoubtedly the most complete of its kind on the whole Costa del Sol. The Health Complex consists of:
• A Residential Age Care Facility situated in the centre of the complex, 36 single and double rooms.
• 98 Apartments, with 1 and 2 bedrooms distributed in 4 apartment buildings which surround the Residential Age Care Facility. Some 50 apartments are available now together with the clinic as some have already been sold.
• 22.000m2 of gardens and green zones with pool and Palapa (Snack Bar).

The Physiotherapy department handle orthopaedic, neurological treatments, cardiovascular treatments, cardio-fitness training, hydrotherapy in the swimming pool and palates, back strengthening and chiropody in the gymnasium.

• The complex has operating licenses in local / business.
• And the complex has license from tourism to operate for holidays.
• The complex is being sold in the state in which it is.

The reference price is €21MM, although the owners are willing to listen and evaluate offers, depending especially on the final conditions, which will result in higher discount or not. That is, if it is purchased as a “cuerpo cierto”, as it is now, there is more flexibility on price, if the offer is conditioned to the change of use to hotel established on it, this will bring another price and take time to implement.

Here is an opportunity for an investor to purchase a very worthwhile enterprise with great potential to offer great returns either by selling off some of the units separately on a 99 year lease, or renting the units out either short or long term. The facility could also rent out beds to the nearby hospital. This would no doubt bring in better returns.

It is worth noting that the plot alone using a guide line of 750 € / m2 is worth €16,500,000 million Euros, and the building at €1500 € / m2 is worth another €33,423.000€, meaning the whole project has a collateral value of around €49,923,000 million€ at least, making this surely an investors dream.
